COVID-19 Guidance

SAFE SHOWING INSTRUCTIONS

Real estate activities can be conducted for in-person showings of properties, provided they follow the current NYS Department of Health guidelines. Every New York State Brokerage is required to follow the real estate activities under Phase 2. These guidelines from the NYS Department of Health are to keep everyone safe and healthy.

  • Prior to a showing, buyers will be asked and expected to complete a COVID-19 risk disclosure.
  • Prior to a showing, your Real Estate Agent will provide screening, preferably remotely. The following questions will be asked as part of the screening process:

- Knowingly been in close or proximate contact in the past 10-14 days with anyone who has tested positive for COVID-19 or who has or had symptoms of COVID-19,

- tested positive for COVID-19 in the past 14 days, or

- has experienced any symptoms of COVID-19 in the past 10-14 days.

- Require seller/lessor to disclose if they have become symptomatic and/or they test positive for COVID-19 within 48 hours of the last visit to their property.

- Require buyer/lessee to disclose if they become symptomatic and/or they test positive for COVID-19 within 48 hours of the last visit to a property.

  • Showings are only allowed in unoccupied or vacant properties (e.g. current owner or lessee is not inside the property during the showing).
  • Licensee will need to limit the number of individuals viewing the property to the greatest extent possible.
  • Parties of two are recommended, plus their real estate agent allowed in the home at one time.
  • All individuals visiting the property will be required to wear a face-covering at all times.
  • Clean and disinfect high-touch surfaces (e.g. handrails, doorknobs, etc.) before or after every showing.
  • Sanitize your hands before and after visiting the home.
  • Maintain recommended social distancing.
  • Showing appointments will be staggered to avoid the congregation of people outside and inside properties.
